Prepare my sale with ECK Assist

Your sale with ECK Immobilière

1. Initial assessment and preparation

Tell us the municipality, property type, floor area and your timeframe. ECK Immobilière reviews the property’s features and market references to prepare an initial indicative assessment. Documents and, where needed, a visit help refine it.

2. Marketing and viewings

The agency agreement sets out the scope, fees and conditions in writing. Within that scope, ECK Immobilière prepares the property for marketing and arranges viewings with you. Property information must be accurate and the necessary documents available.

3. Offers, negotiation and signing

ECK Immobilière supports you in reviewing offers, negotiating and following the sale through to signing at the notary’s office. You decide which terms to accept. Timing depends in part on the documents and the buyer’s financing.

Which documents should you prepare?

Use this checklist to prepare the first conversation. The documents needed depend on the property and will be clarified for your case.

  • Proof of ownership and available land registry references.
  • Plans, floor areas and details of the cellar, garage, terrace or garden.
  • Existing energy performance certificate and its validity date.
  • Details of renovations, permits and available invoices.
  • For an apartment: co-ownership rules, charges, recent meeting minutes and planned works.
  • For an occupied property: any tenancy agreement and availability conditions.

How are agency fees agreed?

The mandate, included services, fees or calculation method and any additional costs are set out in writing before you commit. Also clarify when payment becomes due. An ECK Assist enquiry does not create an agency mandate.

Questions before selling

Does the online calculator give the sale price?

No. It gives an indicative reference based on floor area and a commune benchmark. Condition, precise location, land and individual features require a personal assessment. The eventual price depends on the market and negotiations.

Do I need an energy performance certificate?

A valid CPE is generally required when selling a home. Exceptions include certain sales for demolition. Check the requirements for your property before marketing it. Guichet.lu · CPE ↗

How long does a sale take?

Timing depends on factors including price, demand, the documents and the buyer’s financing. Share your preferred date and any occupancy constraints at the first conversation to help plan a realistic schedule.
